Works completion Friday 26th August 2011

Somerville student accommodation is now complete and the keys were handed over on Friday 26th August 2011!

Internally we have a small gang completing the remaining snagging items in the bedrooms and corridors.

Below are photographs of the new corridors, and bedrooms.

The College are now installing bedroom furniture, along with all the white goods.

On the roof the PV panels have been installed, along with the solar tubes, and with the addition of the Ground source heating, this makes the building very environmentally friendly.

Externally, the gates separating the College from the rest of the ROQ site will be installed this week.

We have erected a feather edge fence along the entire length of the building to provide a safe and ascetically pleasing boundary while the remaining works continue to the ROQ site. This will provide some privacy for the students in the ground floor bedrooms.

Progress Update, 10th August 2011

Works are nearing completion as programmed for the end of August. Current status of works as follows:

Block 1 fitout is virtually complete. The last few sundry items are being fixed this week, and the snagging process is well underway

Block 2 fitout is nearing completion. Rooms are complete apart from snagging which is underway, and the corridors are receiving final coats of paint and floor coverings.

Commissioning of the building’s systems is on programme and nearing completion

Final works on the roof are programmed to take place in the remaining weeks, as are finishes to the staircases including handrails.

Externally, the East West link road is receiving its tarmac surface this week. Next week a fencing line will be erected to separate Somerville College from construction works on the ROQ

Progress Update, 13th July 2011

Works continue to progress on programme, and in the past few weeks the following progress has been made:

Cladding finishes to block 1 are almost complete and scaffold struck. 

In block 2, stair tower 2A timber cladding is nearing completion and progressing to 2B. Main scaffold has been struck.

Works to create future links between the old buildings and new development are in progress.

Internally, block 1 is nearing completion with carpet now laid to all bedrooms. Kitchens are well progressed and final fix electrics are progressing to all areas. Power has been turned on and lights have been fitted and switched on. Snagging and final  inspection of works will now progress.

In block 2, joinery works are progressing well as are final decorations and kitchen fitting.

Commissioning activities are well  progressed, and are in fact ahead of programme in some areas.

Externally, excavation works have commenced with a view to forming the road surface along the East West Link and landscaping to areas between the buildings and the road.

Works continue to progress on programme, and in the past few weeks the following progress has been made:

All brickwork cladding has been completed, and rendered sections are well progressed to block 1. 

Stair Tower 1A cladding is virtually complete, and stair tower 1B scaffold has been struck and timber cladding finishes are in progress.

Stair Towers 2A and 2B have had their screens installed, and timber cladding works are in progress.

Screeding works, incorporating the under floor heating, are complete to all areas as are plasterboard partition and ceiling works.

In block 1, final joinery works are nearing completion and final decorations are in progress. Floor coverings to the bedrooms will commence later this week.

In block 2, joinery works are gathering momentum as plastering works near completion.

Connecting up of the plant in the basement and on the roofs is nearing completion, and testing and commissioning activities will commence this week.

Progress Update, 13th May 2011

Works continue to progress on programme, and in the past few weeks the following progress has been made:

Block 1 cladding and roofing is substantially complete and block 2 hand laid brickwork is nearing completion.

Stair Tower 1A is progressing well. Scaffolding has been struck, and the external timber fins are progressing well, installed from a scissor lift. Stair Tower 1B is due to follow in the coming weeks. Screen installation is well progressed to stairs 2A and 2B.

Screeding works, incorporating the under floor heating, are virtually complete to all areas.

In block 1, since completing the sample bedroom in April, finishing works have been progressing with mist coat decorations carried out over the now complete plaster skim. In the coming weeks joinery works will progress within the bedrooms

In block 2, partition works are  well progressed, and ceiling works are in progress. Plaster skimming is now underway.

Connecting up of the plant in the basement and on the roofs is in progress, with a view to commence the commissioning phase of the project in June.

Works continue to progress on programme, and in the past few weeks the following progress has been made:

Block 1 cladding and roofing is substantially complete and on block 2 the hand laid brickwork continues to progress.

Stair towers 1A and 1B flashings have been finalised and are now in production. The vertical screens are installed to top of lantern and roof structures have been weathered. On stair 1A, installation of external timber fins has commenced.

Hand laid brickwork to stairs 2A and 2B is in progress, and vertical screen installation is well progressed to main roof level on stair 2A.

In block 1 the underfloor heating and screed are complete. Bedroom plasterboard walls and ceiling bulkheads are nearing completion and the door frames are installed to rooms, bathrooms and risers. Wiring within rooms continues to progress well.

In block 2 the electrical and mechanical systems have been first-fixed and corridor walls built. Ground floor underfloor insulation and heating pipework has been installed and screeding is underway.

The Plant serving the building has been installed in the basement and on each roof, and connections are underway.

A major milestone was achieved on the 21st April – the benchmark suite in block 1 was offered for viewing to very positive feedback.

The study bedroom unit also underwent pre-completion testing for air leakage rates as well as acoustic transmission. The testing surpassed requirements by substantial margins and indicates that after many months of design review and development, we are on the right course.

Works continue to progress on programme, and in the past few weeks the following progress has been made:

Block 1 cladding is complete and on block 2 the hand laid brickwork is well progressed.

Stair towers 1A and 1B have had their screens  installed and roof structures built, with coverings due to follow. On stair 1A, installation of external timber fins has commenced .

Hand laid brickwork to stairs 2A and 2B is in progress, and screen installation is well progressed to stair 2A.

In block 1 the underfloor heating and screed are complete. Bedroom plasterboard walls and ceiling bulkheads have been built to most rooms and the door frames installed to rooms, bathrooms and risers. Wiring within rooms is well progressed.

In block 2 the electrical and mechanical systems have been first-fixed and corridor walls built. Ground floor underfloor insulation and heating pipework has been installed, ready for screeding.

The Plant serving the building has been installed in the basement and on each roof, and connections are underway.

Infrastructure works are ongoing throughout the ROQ site. In the first week of May, gate 7 will be reopened for general access and gate 5 will be closed to allow excavation works to progress.

Progress Update, 18th March 2011

Works continue to progress on programme, and in the past few weeks the following progress has been made:

Structural and precast cladding works are complete to both blocks and all four stair towers, and the tower cranes have been removed. Topping out of the building was held at the end of February.

All of the feature bedroom windows have been installed.

Hand laid brickwork is nearing completion on block 1 and gathering momentum on block 2.

Installation of  timber/glass feature screens to Stair towers 1A and 1B is well progressed.

In block 1 the underfloor heating and associated floor screed have been installed to ground floor and level 1 and nearing completion on level 2. Corridor partition walls have all been built. Electrical systems have been wired through the corridor containment and into the rooms / risers. Pipework installation to the corridors and risers is well progressed.

In block 2 electrical containment has all been fixed, and wiring of systems has commenced. Pipework installation is progressing to corridors and risers. Corridor partition walls are well progressed.

In the basement plantroom the large tanks have been installed, as have the wall mounted boilers. High level pipework installation is in progress.

Infrastructure works to the ROQ site are in progress near the Heliometer, PCT site and around the Radcliffe Infirmary. To allow these works to continue, gate 5 and 7 will be swapped over in early May. General access will be through gate 7, while gate 5 will be closed to the public.
